The calculation method of the balcony area of the commercial house

LZ is basically right. Before the completion of construction, the area of commercial housing is calculated according to the construction area calculation rules (half of which is counted), and the planning bureau is also required by the construction area calculation rules we designed.

After the completion of the commercial housing, the Housing Authority will recalculate the floor area in accordance with the floor area calculation rules of the Real Estate Law. For example, the outer part of the axis of the exterior wall of the ground floor public building needs to be taken out to participate in the public sharing, such as the power distribution room, the management room, etc.

These are not considered at the design stage.

Therefore, if the housing authority causes a difference in the floor area ratio due to the different calculation of the balcony, it will not affect the data at the time of planning approval. The planning department also did not amend it.

As for how the Housing Authority calculates the area on the issue of balcony closure, there may be differences in different places.

Take us here as an example. Enclosed balconies are counted as the full area, and unenclosed balconies are counted as half of the area.

For unenclosed balconies that meet the criteria below, the floor area should be calculated at half of the horizontal projection of the envelope. If it is exceeded, then the excess part is calculated as the total floor area. Regardless of whether the enclosed balcony meets the following criteria, the floor area must be calculated.

1. For units with a construction area of 90 square meters and below, the total projection area of various balconies shall not exceed 12 square meters.

2. The construction area is 90 square meters to 140 square meters, and the total horizontal projection area of each balcony is not more than 15 square meters.

3. Residential units with a construction area of more than 140 square meters, and the total horizontal projection area of each balcony shall not exceed 18 square meters.

4. The balcony area of low-rent housing and affordable housing can be calculated according to the standard of 90 square meters of construction area. If the state has other provisions, it is a different matter.

5. If the depth of the inner balcony and composite balcony does not exceed 1.5 meters, only half of the construction area needs to be calculated. If it exceeds 1.5, the excess part shall be calculated as the total construction area.

6. When the depth of the unenclosed balcony does not exceed 0.6 meters, the construction area is not calculated; When it exceeds 0.6 meters, half of the floor area is calculated.

7. The following balconies are regarded as closed balconies, and the total construction area is calculated: a. The open width of the balcony is less than one-third of the width of the room. b. Set up a retaining wall with a height of more than 1.5 meters below the open surface of the balcony.

Enclosed balconies are calculated for the full area.

Unenclosed balconies are counted as half of the area.

According to the "Code for Real Estate Surveying" (GB) implemented on August 1, 2000, the full area of fully enclosed balconies is calculated, and the area of unenclosed balconies is calculated as half of the area.
