The balcony can be counted as the purchase area, some of the balcony area is all included in the construction area of the house, some are half of the balcony area included in the construction area, and some are not included in the construction area. According to the Code for Calculating the Floor Area of Construction Projects, the following items should not be calculated as area:

7. Overhead corridors without permanent roofs, outdoor stairs, and outdoor steel stairs and ladders for maintenance, fire protection, etc.

9. Independent chimneys, flues, trenches, oil (water) tanks, gas cabinets, water towers, oil (water) tanks, silos, trestle bridges, underground civil air defense passages, and subway tunnels.

Therefore, balconies cannot be counted as floor area.
