When buying a top floor commercial house, the top of the balcony is open air, and the area occupied

The area occupied by the open air on the top floor is not counted as the area of the house.

The open-air sector is not considered an area, but depending on how you and the developer agreed, you should ask for this to be written in the contract

The terrace does not count the area of the house, and it will not be stated in the contract, and the terrace should be recorded in the shared area, which is theoretically shared by the owners of the whole building.

The building regulations stipulate that balconies are counted as half of the area, while balconies are not. So it doesn't matter if it's not written into the contract, and before the delivery of the house, there will be a special measurement unit to conduct on-site measurements, and the final results will be publicized.

The property I am in is a garden house, and many of the units have terraces. But when you take over the room, you should pay attention to whether the floor drain of the terrace is smooth, how well does the terrace find the slope, generally 1 degree -2 degrees of slope is better :)
